5 Point Inspection - Roof
Includes inspection of the roof covering materials, if safely accessible, and roof flashing/penetrations.
There are different types of roofs. The inspector will walk on the roof if it can be accomplished safely and without damaging the materials or risk the inspector’s health. If walking the roof is not possible, the inspector will use a ladder and binoculars (strong enough to see the surface of the moon) to view the roof. Portions may also be observed from upstairs areas through windows. Flashings and vents on the roof are also checked in this portion of the inspection.
