Thermography is relatively new to the home inspection industry. The benefit of using the infrared camera is to detect defects that may not be visible to the human eye and other testing methods. This is a form of nondestructive testing, which involves using an infrared camera to take a photo of a troubled area and detect a problem without having to use demolition. When purchasing a home, this method can be especially helpful to a buyer because in most instances the seller is not going to allow anyone to use destructive testing in their home prior to purchase.

• Suspected moisture in walls, ceilings, slabs or foundations
• Missing insulation in walls or ceilings
• Nailing patterns in drywall, framing, etcetera
• HVAC system, windows, doors-energy efficiency
• Suspected electrical wiring hot spots in outlets, panels or inside walls
